Why is this happening?

Tick Generate Lightmap UVs in your mesh import settings.

I have UVW Unwraps from 3ds Max in this materials… Don’t have problem if I tick Generate Lightmap UVs in Unity?

The artifacts you’re seeing are usually a result of overlapping UVs.
