Creating a texture look real

i wanna create a texture look real like in black ops and stuff. but when i use photo shop and stuff it looks too basic i have Maya and 3ds max what can i do to make it look real and not fake? i know this doesn't have to do with unity but please help!

I would say most of the time the lighting/lightmaps gives more realistic look than good textures. Most of the time I would say that object with just AmbientOcclusion looks better than object just with Diffuse texture.
