May I use assets from the asset store to make a tcg for use as real cards?

As the Question suggest may I use Assets from the Asset store be used to create a tcg for real card use.

I’ve answered this question so many times I feel like I should start charging… Here is the common sense answer:

Would any advice you got here from programmers hold up in court if you got sued for it? Are you willing to take that risk?

If you want legal advice, ask a lawyer. Otherwise, you’re just asking for trouble.

So then you may not use the Assets unless you receive permission? From unity? Content creator? Or both?
“3.5
Unless you have been specifically permitted to do so in a separate agreement with Unity and except as permitted under the Unity-EULA, you agree that you will not reproduce, duplicate, copy, sell, trade or resell any Asset that you have acquired from the Unity Asset Store for any purpose.”

Anyone who develops a Game/App has received permission first?
technically speaking by developing a Game/App violates these rules sense distributing your Game/App would mean to duplicate, copy and sell sense they were used/downloaded from others whom did not purchase them.
