mipmap issues?

Hi I have got some severe mipmap seam issues, that I have trouble resolving.
Some of the black mipmap seams have been resolved, but some are very hard to get rid off.

I used clamp, edgepadding. Are there any other options that I should try?

The corners show very dark seams, they disappear when you walk closer.

But without mipmapping are eveything ok? I mean no black places?
