Why my NavMesh area doesn’t stick to the terrain and remain a bit above it?? This makes my NavMesh agents look like they are floating on terrain and not running over it.

You can always add a negative offset to navmesh agents

I found tweaking the Agent Radius and Voxel size got the navmesh close to the base model (I’m not using a terrain). Before, my characters were kinda floating off the ground.
