Unity4 has dx11 rendering and tessellation.

None the less this demonstration is incredible and the amount of work behind it should be the same magnitude.
Unity already supports different tessellation techniques, silhouette based, map based, event camera-distance based. You got something like 5-6 techniques (that you can mixup the way you like).
