If it says “royalty free” and “commercial use”, that should mean you can use them in your project, but if you are still not sure maybe contact the website and ask them about the licenses?

You can use it commercially however some developers would like you to at least mention their names in your game credits. So yes, you can use it for your projects but some developers have personal requests so you should look for those.
Just be careful, a lot of those sites don’t carefully monitor uploaded content. Regardless of the licenses they state, if the model was uploaded without permission or rights, you can still be held responsible or at least be required to remove it.

Turbosquid is also a site I stay away from, as well, though. The quality is super hit-and-miss and you need a rally good knowledge of what to look at if you want to be sure if things work for realtime or not.
Turbosquid is also in way too many cases heavily overpriced.
I’d rather use Unity’s Asset Store as the policy is absolutely clear: You buy it you can use it an as many Unity projects as you like. Royalty free.
Then there’s also private sites from people on this forum selling on the asset store. Arteria3D or Bitgem for example - but there are many more I can’t remember right now. They also provide legal assets that will work with Unity.
And for “custom” characters there’s also Adobe (/Mixamo) Fuse.
For just a prototype it doesn’t matter what’s in there as long as nobody sees it. But as soon as anything is released into the public it better be free from any copyright material that isn’t 100% cleared.

Unity’s Asset Store is good. But, I think, we can use model from other 3d tool (3dsmax, blender … ), they are thriving, long time, and some of them free.
