Anyone experiencing this same issue? (please see attached gif).
Seems like I have to deselect and reselect the terrain everytime i want to see new setting to the brush being applied.
I can’t even paint textures anymore.

Ok, so this is resolved.
It was because having 2 inspector panels will break the terrain edition tools.
