You’re importing a mesh that is still made of polygons, and substance triangulated the mesh differently than Unity. There is no one standard correct way to triangulate a polygonal mesh, so neither is “wrong”, but they will not match.
Make sure you export your meshes pre-triangulated before importing them into either too to ensure they do match.

I just did that, exported the mesh from Substance Painter, re attached inside Maya and like magic it now works.
