The new navmesh system is unusable - Project cannot open - 500 mb for the navmesh of small cube

I was using 2021.3 and upgraded to 2022.3 about 1 month ago. Everything was working fine until I modified the terrain and needed to rebake its navmesh. I noticed that there was no Bake option and found out that there is a new navigation system.
Fine, I added a navmesh surface to the terrain and baked it. It took 20 min. I did the same thing with a small cube to test. It took 15 min.
After that it took 5 min to set active a game object in the scene (I had to wait because I didn’t save the scene). Everything was incredibly slow.
I closed the editor, restarted it, it took forever to open the project, and same issue.
I restarted the computer in case something else was interfering. But then I couldn’t open the project anymore.
I went in the project folder and found out that the terrain navmesh was around 500 mb. I thought maybe because the terrain is large. But the navmesh of the small cube was 500 mb too! I deleted both, I now the project works fine.

Am I doing something wrong? I used a lot the old navmesh system and I have many objects with navmesh surfaces. Everything was very smooth and my AI was working fine…

maybe there is a mesh that you forget somewhere did you try creating new empty scene then baking it

Thanks for the answer. Actually, I took a backup of my project and duplicated it.
I opened the first project in 2021.3 and directly made a build, no modifications or whatsoever.
I opened the second project in 2022.3 and directly made a build, no modifications or whatsoever.

I monitored the frame rate in the 2 builds for the exact same sequence (Loading, Intro, then performing the same actions…)
The FPS of the build made with 2022.3 is 8 fps lower in average than that of the build made in 2021.3.
So regardless of the navmesh system, I went back to 2021.
